LAYOUT:
Upon entering the kitchen and dining area you are immediately struck by the spaciousness, high ceilings, natural light and stunning view from the floor to ceiling windows overlooking the Ocean. The kitchen is a gourmets delight as it has everything one might need to cook that perfect meal, fully intergrated, double electric oven, microwave, dishwasher, gas 5 ring hob, large fridge (with freezer box), coffee machine, everything from food processors, to bread making machines to nutri bullet to poaching pans. The dining table seats upto 8 people (extra chairs if required), double doors leading out onto the large patio area.
3 steps leading down to the sitting room, you are welcomed into a large yet cosy reception room with cathedral ceilings, a large fireplace with a stove, large windows with a door leading to the patio area, wooden floors, 3 comfy sofas (2, 3 seaters & 1 2 seaters), armchair, coffee table, 2 Velux windows & TV offering Netflix & Soarview.
From the kitchen area:

3 steps lead up to an impressive and very bright hallway with a large picture, and Velux windows, tiled flooring, large windows on either side of the hallway with sea and mountain views, there are couches and armchairs to relax in after a fun-filled day touring Connemara. Large dining table seating approximately 12. TV and wooden floors. Double doors lead to the garden on one side and double doors lead to a small hallway.

Exterior:
The door from the kitchen, sitting room 2 and the left wing area has access to the front of the house where you can walk down a couple of steps directly onto the beach. There is a small garden area and a paved patio where there is seating to lounge and enjoy the vista.
The double doors in the kitchen lead out onto a paved patio and garden area. There is a path that leads to a BBQ area. Here you will find a large raised seating area with stunning sea views. This is a beautiful space to enjoy a BBQ, relax and unwind.
The beach house is close to Ballyconneely Village where you can enjoy a meal or a drink in Keoghs, there is a local shop & gas station, a playground and an astroturf pitch. Connemara Golf Links course and Roundstone Village is only a short drive. Kylemore Abbey & The Connemara National Park is a must visit along with a day trip to Inishbofin. There is so much to see and do in Connemara, Guinness House is your ideal base to enjoy all the area has to offer.
